elmwood adult daycare …

Design and drawings are recently complete for the Elmwood Adult Day Care on Elmwood Avenue in Providence. The Owner, who currently owns the building next door, is looking to expand his business by connecting the two buildings and providing extended care services to the area. While maintaining the exterior shell of the building, the design involves providing space for 100 occupants with necessary amenities and accessibility. The exterior of the building will be cleaned and painted, and have its windows replaced. While holding to a strict budget, SPM treated the interiors through subtle wall height changes and a careful use of color to create a “village-within-a-building” feeling to assist the elderly occupants via both visual stimulation and to give each area it’s own unique identity. Lighting for the facility is also carefully selected and designed to maximize brightness levels needed by the occupants. Three new skylights compliment the lighting design providing natural light during the day and reducing energy consumption.

The location of this project is within a stone’s throw from Scarborough Beach in the southern most part of Narragansett. The home recently was water damaged during the winter months by a broken pipe that flooded the crawlspace below. The client is now looking to add more living functionality to the house and prepare accommodations for future decades of guests.
Currently the house is 970sf of inhabitable area, containing 3 small bedrooms, 2 baths, kitchen and living room. A new second floor will be added with 3 more bedrooms, a bath, and a family room overlooking the ocean. A third story observation room is proposed to take advantage of the location and view. Being a seasonal summer home, emphasis is placed on a passive wind design that will cool the home during the summer months. This will be achieved utilizing a centrally located stair as a vertical exhaust mechanism.

The owner of this property, located on Rt. 6 near a highly active commercial zone, wanted to transform a current auto parts retail store into a showroom for European sports and luxury automobile sales.
The project scope involves removing the front part of the existing structure to rebuild a new showroom. Alterations to the remaining building include adding garage doors to the exterior and re-design of the interior layout to accommodate a tenant space.

Still in the early design stages, SPM has begun work on what we hope to be a dramatic transformation of this existing gambrel-roofed house. A major design goal for the owners, beyond the programmatic additions, is to provide a design that adds distinct character and curb appeal to the current structure.

Situated on 4 acres in rural Scituate, RI, the proposed design includes a new master bedroom addition off the rear of the structure, a new kitchen, the addition of a music room and front porch detailed in stone and cedar, and an overhaul of the entire structure to improve energy consumption.

SPM Design was contracted to provide preliminary design ideas and construction estimates and so, provided the owners with several plan options and elevation studies (2 of which are shown below). During our next phase of service, we will be incorporating the ideas into a more cohesive, detailed, final design.

The addition at 176 Tollgate Road is intended to add more leasable square footage to an already operational medical office building. Located at the hub of the Warwick Medical Center Area, the property is highly visible to the public and continues to be highly pursued by medical professionals looking to establish private practices near the Hospital. The owner of the property, Pathmark Management, was looking for a cost sensitive solution while maintaining maximum leasable square footage. The design solution evolved into a composite wood frame, steel column and beam structure, clad in defined vinyl siding. The building form is derived from the neighbor stock of turn of the century residences. Exterior details are used to scale the building into smaller components which relate better to the human participants using the facility.

east greenwich medical offices

This new building for the Owner, Pathmark Management, was designed to fit a growing economic location at the southern part of Route 2 in order to meet demand for leasable medical office space in the area. The building is situated on a sloped site running east to west, providing a 2 story street elevation and a 3 story entrance on the lower side where most visitors will park and enter the building. The design of the project incorporates a pre-manufactured structural building system which is engineered and fabricated by Murox of Quebec, Canada. The collaboration with Murox fostered a true “design-build” relationship that established efficiency, cost reduction, an abbreviated construction schedule and accuracy. Once Murox erected the exterior panels, floor and roof systems (2-6 weeks), the building was ready for exterior masonry and roof installation. The design features a main open stair naturally lit by skylights connecting the second and third floors.

red mill lofts condominiums

adaptive re-use of existing mill to residential condos

Completed in 2006, this adaptive re-use project consists of 20 residential condominiums in the former Bernon Worsted Mill building, located in Woonsocket, RI. Abutting the Blackstone River, the units, featuring 14’ high ceilings, original wood floors, and arched windows, each ranging between 1200 and 2000 SF. Besides the units themselves, the project also features a new main entry lobby, egress stair, and elevator lobby, and covered parking area. The project, listed on the National Register of Historic Buildings, also required careful exterior design detailing to satisfy the State’s Historical Preservation and Heritage Commission requirements.
